Many people cannot afford to buy property (such as land and houses) with their own money. They have to make their purchase with the help of financial institutions (for example, banks).

The written agreement between the buyer / borrower and the financial institution that lend the money is called the mortgage 按揭 àn jiē. In return for the assistance, the financial institution holds a claim to the property that is purchased. This claim ends when the sum borrowed together with the interests accrued are settled by the buyer.

In addition, a mortgage 抵押贷款 dǐ yā dài kuǎn can also mean the agreement between a financial institution (that provides a loan) and the borrower of a sum of money. The loan is offered with the condition that the borrower (debtor) agrees that the financial institution (creditor) holds claim to a property owned by the debtor.
The claim ends when the sum borrowed together with the interests accrued are settled by the borrower.
